Ivy Cottage, which lies in the hamlet of Bleathwood between Ludlow and Tenbury Wells, has a guide price of around £140,000 for what could potentially be building plot of over half an acre, looking out across the adjoining valley towards rolling hills.
Although the internal accommodation is barely habitable, the auctioneers say that the cottage was lived in until quite recently.
There are also a range of outbuildings in various stages of dilapidation.
Auctioneer Michael Evans says it would take a considerable amount of work to bring it into a good state and that the best thing for it would be to demolish and re-build an appropriate country home.
"Whatever a buyer decides to do with this cottage, the whole site offers remarkable potential at what will be a realistic price," says Michael.
The auction will take place at The Feathers Hotel in Ludlow on 20th May.
