Ambitious plans to transform a farm near Oswestry into a luxury holiday and leisure centre would shatter the peace and quiet of rural life for people living nearby, objectors said today.

Residents near Shelvock at Ruyton-XI-Towns say they fear for their quality of life if the plans, which include quad biking sessions, are given the go-ahead. The plans include the building of 12 'earth holiday home'.

Farm buildings would also be converted into holiday lets.

Holiday makers and wedding parties will be able to enjoy the new attraction's swimming pool and fitness suite if planning approval is given.

Applicants Mr and Mrs David Corbett said their bid would bring a huge economic boost to the area and say the plans would complement the landscape.

But more than a dozen people are objecting.

One of those, James Marston, said: "The conversion of these premises into holiday cottages is detrimental to the surrounding area, adding to the overall noise and traffic in the area – in particular the proposed use of land for ATV/quad biking."

Mr Marston said residents feared the new project would bring 'unbearable' noise.

He added: "Any proposed use on this site for ATV/quad biking will have a significant impact on our lives, mental health, use of our own home and land and value of our property.

"We are very upset and disappointed to see the proposed change of use."

Fellow objector Robin Wilson wrote to the council and said: "The noise for the bikes would be unreasonable for local residents as would the potential for an unspecified level of clay pigeon shooting."

Shropshire Council hopes to decide on the plans by February 29.
