Telford homes plan aimed at first-time buyers looks set for go-ahead

Plans to build more than 80 homes on green land in Telford look set to be given the go-ahead.

Wrekin Housing Trust has submitted the application for the development, which will be geared towards people looking to get a first foot on the property ladder.

It wants to build 81 homes off Park Road and Royal Way in Malinslee.

The development would see 45 two-bed homes, 12 one-bed homes, 12 one-bed bungalows, eight three-bed homes, two two-bed bungalows, one three-bed bungalow and a single four-bed bungalow. The properties will be offered for either rent or shared ownership.

Planning officers at Telford & Wrekin Council are recommending approval of the scheme, despite objections from Lawley and Overdale Parish Council and a couple of residents.

Planning permission has already been granted for a scheme to build 93 properties on the site, with the new application looking to remove apartments from that one and replace them with bungalows. But objections have still been lodged because of concerns over road safety and the loss of woodland.

A report due to go before the planning committee, recommending approval, says: "The recently approved planning application for 93 dwellings on the site is a material planning consideration that should be afforded a significant degree of weight.

"Whilst this application is for 81 dwellings it is essentially an application for an amendment to that development that would replace the approved apartments with bungalows."

The site can be developed without detrimental impact to highway safety, nor any adverse impacts to ecology, drainage and will not be adversely affected by previous land uses, noise or air quality."

A final decision will be made by members of council's planning committee when it meets next Wednesday from 6pm at Shropshire College Hotel School, The Telford Whitehouse, Watling Street, Wellington.
