£325,000 carp and catfish fishery in Newport could be a great catch

One of the only specialist catfish and carp fisheries in the Midlands has been put up for sale with a price tag of £325,000.

Field Aston Fishery, in Newport, spans six acres, with two stock ponds, and is currently managed as a syndicate.

But estate agents say there is a "significant" demand for catfish fishing in the area and it has potential to be managed on a 'day ticket basis'.

The site also has planning permission for a temporary chalet and for changing the use of the existing reservoir for recreational fishing and for the formation of fish rearing ponds.

An advert on property website Rightmove said: "There is a syndicate of 40 persons with an annual charge of £350 per person, generating an annual income in the region of £14,000. There is the potential to generate in excess of £40,000 per annum if the fishery was managed on a day ticket basis, due to the significant demand for catfish fishing in the area."

The site lies to the south of Newport around a mile from the centre of the town, and the lake is stocked with a large number of catfish, carp, tench, perch, roach and rudd.

Speaking about the lake, the advert said: "Extending to approximately 3.2 acres (1.3 ha) the lake currently has the benefit of 30 pegs, but these are gradually being reduced and being replaced with purpose built double pegs.

"The lake has average depths of approximately 8ft with the benefit of a borehole water supply.

"The current owner has carried out an extensive amount of marginal planting together with other tree planting around the property creating an extremely attractive fishery. The lake is stocked with a large number of double figure catfish up to 72lbs."
