The accommodation comprises a master bedroom with an en suite shower room, second double bedroom, separate bathroom, two reception rooms and a fitted dining kitchen. The loft has potential for conversion, subject to the planning consent.

With a guide price of £100,000, the rural property has a single room in the main body of each floor and gardens and land extending to around half an acre.

The approved plans include a snug, shower room, cloakroom and first floor bedroom within the existing cottage and an open plan kitchen, dining, sitting room, bedroom and bathroom in a linked, single storey extension.

“The completed dwelling will provide a first class country property set in spacious gardens and grounds, with views towards The Breiddens and Nesscliffe,” said Halls chairman Allen Gittins, who is conducting the auction.

Hickory Hollow, 110, Wrexham Road, Whitchurch, comprising two, spacious apartments requiring complete refurbishment or redevelopment with 4.5 acres of grounds, has a guide price of £225,000 to £250,000.
