£9 million JLR showroom, petrol station and drive-through plan for Shrewsbury

A multi-million pound development will bring a Jaguar Land Rover showroom, petrol station and drive-through coffee shop to Shrewsbury.

The development, which would also include a workshop and office park, would create dozens of jobs.

Two planning applications have been submitted to Shropshire Council for the development next to Shrewsbury Business Park.

MDG Architects has submitted plans on behalf of Hatfields Jaguar Land Rover for the £9 million investment.

The JLR development would see 104 full-time employees on site, 74 of whom will be existing employees.

Meanwhile PWA Planning, on behalf of Monte Blackburn Ltd, has submitted a hybrid application seeking full planning permission for the petrol station, drive-through coffee shop, a new access, parking and landscaping, and outline permission for a new office park.

The development would create 15 full-time jobs and 30 part-time jobs.

The site is in the Emstrey area of Shrewsbury and lies between the A5 and the B4380 Thieves Lane.

It forms part of an area designated by Shropshire Council’s Site Allocations and Management of Development Plan (SAMDev) as Shrewsbury Business Park Phase 3, an extension to the existing business park.

PWA Planning’s application site is 2.96 hectares and is currently grassland.

The plan is for a four-pump petrol station, canopy forecourt and kiosk within which there will an ancillary retail store, two ATM machines, a drive-through for a road-side café, parking for 45 cars, with three electric charging points and six cycle stands.

The applicant is also seeking approval for a new office park split between five buildings and likely to be set over two storeys with car parking for about 243 cars and provision for cycle storage.

The plan says: "Overall, the site’s surrounding area has been, and continues to be, the subject of economic regeneration and growth, and it is hoped that the proposals subject to this planning application can further strengthen the local economy and complement surrounding land uses.

"The scheme has been demonstrated to have no overwhelming negative residual effects, taking into consideration the scale of development proposed and the site’s location.

"On the contrary, the scheme of development offers considerable benefits to the local communities, in terms of, employment generation, social opportunities and everyday key services and associated commercial uses."

Under the proposals, the site would only be accessed from Thieves Lane, while a new internal estate road would provide access to the JLR development, where there would be148 car parking spaces,and spaces for 212 other vehicles.

The plans say: "This will be a significant investment by Hatfields in the local economy and will also complement the ongoing investment by JLR in the surrounding area, helping to attract other investors to the town."

Until recently, the site was farmland.

The plans for the development will be considered by Shropshire Council in the coming weeks.
