Shrewsbury JLR showroom and petrol station plan opposed

Multi-million pound plans to build a Jaguar Land Rover showroom and a petrol station in Shrewsbury have been opposed.

Atcham Parish Council raised concerns over highways, traffic and access for the proposed £9 million development in Shrewsbury, which also include a coffee shop.

Two planning applications have been submitted to Shropshire Council for the development on land near Thieves Lane. MDG Architects submitted plans on behalf of Hatfields Jaguar Land Rover for the showroom.

Meanwhile, PWA Planning, on behalf of Monte Blackburn Ltd, has submitted a hybrid application seeking full planning permission for the petrol station, drive through coffee shop, new access, parking and landscaping, and outline permission for a new office park.

But the parish council, along with two residents, has objected to the plans.

The parish council states: “The parish council has concerns about highways – adequacy of the access for car transporters and concern about traffic using the bypass rather than Emstrey.

“Access to the dealership for customers is too close to Emstrey.”

Resident Theresa Blake also objected to the plans raising concerns about the affect on wildlife. She said: “I object to this commercial development on the grounds wildlife would be lost forever to this beautiful area.

“Wildlife such as badgers, birds, great crested newts, toads and bats.

“Furthermore, the ancient trees, hedges and shrubs are delightful to see on my route every morning to the M54, which is why my husband and I moved to Shrewsbury three years ago to the unspoilt town countryside.

“Having already lost most of Oteley Road to housing and garden centre, please keep the balance of our beautiful town.”

Another resident said traffic lights were needed at the junction of Thieves Lane and Emstrey.

The JLR development would see 104 full-time employees on site, 74 of whom will be existing employees, according to the application. The petrol station and drive-through coffee shop would create 15 full-time jobs and 30 part-time jobs.

The site is in the Emstrey area of Shrewsbury and lies between the A5 and the B4380 Thieves Lane.

It forms part of an area designated by Shropshire Council’s Site Allocations and Management of Development Plan (SAMDev) as Shrewsbury Business Park Phase 3, an extension to the existing business park.

It is proposed a single means of access into the site will be from Thieves Lane, as well as providing a new internal estate road for access to the adjacent, JLR development to the south.

Until recently, the site was cultivated for agricultural purposes.
