Newport business to close down for accommodation

A heating contractor in Newport is set to close down, leaving its premises open for housing.

Shropshire Heat has applied for a change of use application, converting it from a retail unit to a one bedroom flat.

Owned by RGS Construction, based in Market Drayton, Shropshire Heat showroom stocks and sells gas and electric fires, along with stove and fireplace accessories.

The change of use application comes due to the business being isolated with increased competition from other stores as well as online competition.

A design and access statement with the application states: "The current retail unit is relatively isolated from other small independent shops in Newport.

"It is considered that this isolation has a detrimental impact on the prosperity of the business as it has limited 'passing by' trade compared to other shops along the main high street.

"Telford Farm Machinery opened their store around four years ago and as part of their product rage they sell similar products to Shropshire Heat, which increases competition for clients going into the Shropshire Heat store.

"Small businesses such as Shropshire Heat have had to mould to the changes made by modern technologies available, primarily the use of the internet."

The proposed work if the application is approved

The application states the building frontage will remain white with minimal work taking place.

The central doorway will stay where it is, along with the first floor windows.

The plans do propose to alter the shop front windows to reflect the same style of the first floor windows above and other Georgian sash style windows along the Chetwynd End road.

The heating contractors is currently located on the edge of the conservation area in Newport and outside of the local centre.

The application comes after Telford & Wrekin Council adopted its Local Plan in January this year, which includes the plan to build 1,330 new homes and developments in Newport.

The design and access statement adds: "Telford & Wrekin Council are looking for a mix of housing which can accommodate needs of a range of households.

"It is felt the benefits of a small residential unit which can use the facilities within the town outweigh the need for a retail unit to remain which is not well used by visitors to the town.

"It is hoped that this proposal is looked on favourably by Telford & Wrekin Council."
