The Swan at Forton has 12 en-suite letting rooms as well as a restaurant and function room that can cater for 120 diners.

The hotel, which brought in £578,600 in net sales during the last year, has gone on the market through Halls Commercial.

James Evans, of Halls Commercial, said: “This is one of those rare opportunities to own your own pub – they really don’t come around very often as so many pubs have been lost and this one comes with staff and clientele already in place.

“It’s in a great location, has the capacity to cater for 120 covers in the restaurant and function room and focuses very much on a hearty menu, with a daily carvery and separate lunch and dinner menus.

“The function room is ideal for private parties and specific events as well as providing the overflow for the restaurant. The current owners have a full management team in place to run the business in their stead and are supported by part and full-time staff.

“Annual net sales were £578,600 to year end in February of which 57.7 per cent came through food sales, 24.8 per cent wet sales and 7.5 per cent in accommodation. Full trading information will be provided to interested parties following a formal viewing."

Mr Evans added: “The letting rooms on the first floor have been tastefully refurbished to complement the historic character of the building. The remaining rooms are located in an annexe, which also includes the recently refurbished managers accommodation.

“The Swan boasts ample parking and fixtures and fittings will be included in the sale. The venue is popular for parties and weddings of both intimate and medium size and there is the chance to increase this side of the business still further.

“It is an excellent business opportunity in an ideal location.”
