Plans submitted for third time to demolish derelict workshop in Shropshire village
Plans have been re-submitted to demolish a derelict workshop in a Shropshire village and build a cottage in its place.
Proposals have been submitted to demolish the existing Edgmond building and replace it with a two-bedroom home.
Previous applications were approved by Telford & Wrekin Council in both 2013 and 2020 – but the building work was not been carried out.
The workshop, which has been described as ‘unstable and dangerous’ is located at the crossroads of Shrewsbury Road and Chetwynd Road in the middle of Edgmond.
“The site contains a former workshop building which is an eyesore that undoubtedly spoils the appearance of the street scene,” said a previous planning statement.
“It is proposed to demolish this unquestionably ugly building and replace it with an attractive small cottage that will enhance the character and visual amenity of the area.
“The building was formerly used as a workshop some 25 or so years ago but it has remained vacant and disused ever since.
“The building is not habitable for commercial or residential use and its refurbishment would not be feasible, given the scale of works that would be required, to produce a poor quality space that would not produce the necessary financial return to make such an investment viable.
“Re-use of the building is not an option and its redevelopment for commercial use would not be compatible with the residential surroundings. The only viable, practical and appropriate option is to redevelop the site with a small cottage in keeping with the local vernacular.”
Applicant Mark Braisner says that the latest planning application is a re-submission of the one approved in 2020.
The council’s drainage department has asked for more information to be submitted with the application, including details about how surface water will be drained from the site.
A fellow Edgmond resident has commented on the application calling on a time constraint to be applied on the building due to the repeated planning requests and ‘no progress made’.
They added: “it’s now an unstable dangerous building at this point and an eyesore.”
The application is subject to a public consultation ending on November 3. The plans can be viewed on the Telford & Wrekin Council planning portal, application number: TWC/2023/0697.
