Flat plans for former pub site in Wellington

A former pub site in Telford could have a new three-storey block of flats built on it, if plans are approved.

The Haygate, in Wellington, was demolished more than two years ago.

Rayners Enterprises Inc proposes building 18 one-and two-bedroom flats on the third-of-an-acre Haygate Road site it used to occupy.

Application documents submitted to Telford & Wrekin Council say the homes will get one car parking space each at the east side of the site, and five of the flats will be offered for discounted rent.

Wellington Town Council will be consulted and the borough council will make its decision at a later date.

A design statement, submitted by planning agent Paul Harris of Cadsquare Midlands Ltd on behalf of Rayners Enterprises, says: “The site is the former site of The Haygate public house which was demolished in January 2019 and is situated in a predominantly residential area on the edge of the commercial area of Wellington.

“Residential houses and apartment have been recently constructed to the north and west of the site.

“To the east is a small run of commercial premises. Opposite the site is, again, predominantly residential with the Sir John Bayley Social Club immediately opposite the site.”

The statement adds that planning policy requires a development of this type to designate a quarter of the homes as affordable, and the applicant’s offer would fulfil this.

“The applicant is looking to offer these three units at a discounted rent in perpetuity and will be discussing this in more detail with the council’s housing officers,” it adds.
