Plans for new housing estate near Newport set to get go-ahead

Plans to build 14 homes in a village near Newport are set to be approved by councillors.

Proposals for the development on Back Lane in Tibberton have been recommended for approval by officers, despite objections to the plans from residents.

The development will be built on a grass field that is not currently used for farming and will feature a mix of two, three and four bedroom houses and three bedroom bungalows.

Tibberton Parish Council have objected to the scheme, saying that the lane leading to the development is littler more than a private drive designed to serve two existing bungalows.

It says previous, smaller applications looking to use the same access were thrown out because of the poor access.

Following a consultation with neighbours, six letters of objection were received.

Neighbours raised concerns about the number of developments already underway in the village, the narrow track leading to the site, the affect that noise from the development will have on Tibberton.

They say the amount of development in the village will increase its size by 93 per cent and there are concerns that its infrastructure will struggle to cope.

But officers have recommended the plans for approval, saying it will boost the village.

In a report to the committee by officer Matthew Thomas, it says: " Economically, the development will help sustain the services and facilities in Tibberton and while proportionate to the scale will provide benefit during the construction period.

"It will boost housing supply and contribute to meeting the significant unmet need for affordable homes and mixed communities, and in turn help support local services and facilities.

"The scheme will also contribute towards local recreational and highways improvements, without causing an extension into the open countryside while improving the visual appearance of the area."

It also says the application makes provision for affordable housing and financial contributions towards upgrading local play facilities.

£500 per dwelling will go towards a traffic and speed management scheme and £1,500 towards the provision of one passing bay on Back Lane.

There will also be a donation of £36,525 towards remodelling works at Tibberton Primary School and £21,125 towards the music block works at Burton Borough secondary school in Newport.

Plus £600 per dwelling will go towards improving recreation facilities at Tibberton playing field.

It will be decided by councillors on Telford & Wrekin Council's planning committee when they meet on Wednesday.
