Demolition to make way for 45 new Telford homes
More than 30 houses will be demolished to make way for 45 new properties in Telford, if plans are approved.
Wrekin Housing Trust, which submitted the application, is planning to tear down 34 houses on Princess Avenue, in Arleston, to make way for a mixture of two and three-bedroom properties.
The application also lays out plans to remove a silver birch tree that is currently under a Tree Preservation Order (TPO).
A design and access statement submitted along with the application shows the developments will take place in four different parcels of land within close proximity of each other.
The site lies close to AFC Telford United Football Club, about 0.2 miles from the Arleston Community Centre and the Jewson Shopping Centre and less than 500 metres from the nearest bus stop.
The design and access document states: "The site comprises of four parcels of land divided by open green space and existing residential plots and extends to a combined area of approximately 2.79 acres.
"Parcel one is situated to the north of Princess Avenue which runs east to west and comprises of residential dwellings and three TPO trees.
"The second parcel sits to the west of parcel one and is adjoined by a two-storey semi-detached residential dwelling.
"Parcel three is located south east of parcel two and currently compromises of four residential dwellings.
"Parcel four lies to the east of parcel three and south of parcel one. It compromises of four existing residential dwellings."
Outweighed
The application adds that a number of trees under a Tree Preservation Order are located within the proposed development site, and that 45 new trees will be planted to replace the one being removed.
It states: "The site contains three historically TPO trees of which two have been considered within the proposed layout, leaving only one to be removed after demolition to accommodate plots 32, 33 and 34.
"Pre-application advice suggests that the tree officer would support the removal of the silver birch tree as its loss is outweighed by the provision of additional dwellings.
"The mitigation of this TPO tree would be the planting of additional trees, within the front and rear gardens of each plot, in reach of each parcels site boundary."
There will be a total of six one-storey houses and 39 two-storey houses built on the sites, if the application is approved.
Each house will come with a private shed in the back garden, and a total of 79 car parking spaces will be made.
The design and access statement adds: "The design principle was to create a place that is safe, well overlooked and distinctive with good connections and high quality landscaping.
"The proposed scheme fits seamlessly into the existing urban fabric as it mimics the two-storey high residential dwellings within the surrounding neighbourhood."
