Telford coal merchant to be demolished to make way for housing

Part of a former coal yard in Telford is set to be demolished to make way for houses.

A building along Wellington Road in Donnington will be torn down in order to build 10 dwellings if a planning application submitted to Telford & Wrekin Council is accepted.

The site, behind The Poplars, was previously home to B&I Wilkinson Coal Merchant.

If approved, the development will consist of six terraced houses and four semi-detached houses.

A design and access document submitted as part of the application states developers CJP Homes Ltd have agreed to purchase the land in order for the work to go ahead.

It states: "The application site is owned by the family residing at The Poplars, however, the applicant has agreed a purchase of the land in order to develop to create new residential dwellings.

"It is now sought to demolish the existing detached unit to make way for 10 new dwellings which all offer three-bedroomed accommodation over either two or three storeys."

The document adds the site is situated in an area that is "currently dominated with residential properties" but that the new development will be "well proportioned".

It states: "The dwellings have been arranged on the site with the intention to maximise the site for residential development but also to ensure a safe, compliant access road can be achieved, sufficient parking and a well proportioned development.

"The dwellings also respect the neighbouring properties, ensuring there are suitable distances to avoid any overlooking issues.

"Each dwelling has been provided with a minimum two off road parking spaces and a visitors space has also been provided."

The application concludes: "The site offers good amenity space and the opportunity to comply with parking provision and access requirements.

"However the location does encourage use of transport links and make use of local amenities as much as possible."

The application will be discussed in the coming weeks.
